Sun Homes is George and Anastasia Iliopoulos, a father-and-daughter practice. The registrations behind it are held in George's own name and have been current, without a break, since 15 January 1999.
Twenty-seven years. One registration number, one trading name, one person answerable for the work. Clients now ask first whether their builder will still exist at handover, and that is a fair question. The answer here sits on the Building and Plumbing Commission's public register, in George's name, and takes a minute to check.
Thirty-one project sites and ninety-four dwellings delivered across Greater Melbourne and regional Victoria: townhouse and multi-unit developments, a twenty-four-unit social housing project, and bespoke homes built to architects' documentation without substitution or value-engineering by stealth.
Thirteen of those thirty-one sites were repeat work — the next lot on a street already built, for a client who came back. Four consecutive three-storey houses on one crescent in Williamstown; three more on a single street at Sanctuary Lakes.
There is no contracts manager between you and the builder. The people who price the job are the people who run it.

Delivered by George Iliopoulos under Sun Homes, registered building practitioner DB-U 13856. Market Road, Werribee and Wallan Central were delivered in joint venture with VP Homes. Site addresses, dwelling counts and client references available for verification on request.
Multi-dwelling
Townhouse, multi-unit and apartment developments on constrained infill sites. This is the bulk of the delivered record, including a twelve-townhouse development at Clarinda. Shared services, common property and staged occupancy certification across multiple titles.
Social & crisis housing
Thirty-two social and supported housing homes delivered, including twenty-four units on a single site at Coburg and a Victorian Government-funded youth foyer for Unison Housing at Werribee, delivered in joint venture with VP Homes. Public-sector work run to the compliance discipline, reporting and program pressure those projects carry.
Commercial
Commercial building work under CB-L 100149, the Commercial Builder — Limited registration held since 2024. Delivered work includes a 104-place early learning centre at Wallan, in joint venture with VP Homes. Suited to commercial, education and public-sector packages within the registration's class limits.
Modular & MMC
Factory-built and site-installed modular delivery, from single-module dwellings through to a six-apartment building. Modern methods applied where sequencing and speed matter, without moving quality control off site.
Heritage & alterations
New work to existing and heritage dwellings: frontage rebuilds, extensions and structural alterations, detailed to meet retained fabric rather than compete with it.
Duplex & dual occupancy
Two-dwelling developments on subdivided, battle-axe and sloping lots, where site cut, retention and services separation set the program rather than the build itself.
Custom single dwellings
Bespoke homes from full architectural and structural sets, including four three-storey houses with basements at Williamstown. Buildability feedback offered during documentation, not after contract.
Contract administration
Cost-plus with open-book trade and supplier invoicing, or fixed price on HIA standard forms. Variations priced and approved in writing before work proceeds.
